About GCA 1031

Real Estate Experience. Rigorous Due Diligence. Thoughtful 1031 Strategy.

GCA 1031 helps real estate owners evaluate what comes next when selling appreciated investment property. We specialize in 1031 exchanges, Delaware Statutory Trusts (DSTs), and 721/UPREIT strategies, with an emphasis on understanding the investor first, underwriting the underlying real estate, and building a strategy around income needs, risk, diversification, and long-term objectives.

Who we are

Rethinking Decades of Real Estate Ownership

Many of the investors we work with have spent decades building real estate portfolios. When the time comes to sell, the decision is about more than identifying another property before a deadline.

Many of our clients are long-term property owners and retiring landlords, ready to simplify ownership without making a rushed decision. We help them evaluate direct real estate, Delaware Statutory Trusts, diversified DST portfolios, and 721/UPREIT strategies. Our goal is not simply to complete the exchange. It is to help investors determine how they want their real estate wealth structured for the next phase of ownership.

Our investment approach

Real Estate First

We underwrite the real estate, not just the offering.

Projected income can be an important part of evaluating a DST, but it is only one part of the investment. We believe the underlying real estate, financing, assumptions, fees, sponsor, and potential exit deserve the same level of attention.

Who we serve

Helping Real Estate Owners Navigate What’s Next

Many of our clients have owned and managed real estate for years or even decades. Selling can represent a major transition in how they want to spend their time, generate income, and manage their real estate wealth.

  • Retiring Landlords

Long-term property owners who are ready for fewer tenants, less day-to-day management, and a more passive approach to real estate ownership.

  • Long-Term Property Owners

Investors considering the sale of highly appreciated real estate.

  • Commercial Real Estate Investors

Owners evaluating replacement property and diversification strategies.

  • Investors Seeking Passive Real Estate

Property owners looking to transition from active management to professionally managed investments.

  • Estate & Legacy Planning

Property owners considering how real estate fits into longer-term family, estate, and wealth-transfer objectives.

  • Investors Seeking Diversification

Owners looking to reduce concentration in a single property, market, or asset type.

Collaborative approach

Working Alongside Your Existing Advisors

A successful 1031 exchange often involves several professionals. GCA 1031 regularly works alongside an investor’s qualified intermediary, CPA or tax professional, attorney, real estate broker, estate planning professionals, and other financial professionals.

Each professional has a distinct role. Our role is to help investors understand and evaluate potential real estate replacement strategies while coordinating with the other professionals involved in the transaction.

We do not provide tax or legal advice. Instead, we focus on the real estate and investment strategy while coordinating with the professionals advising the investor on tax, legal, and estate matters.

  • Qualified Intermediary
  • CPA / Tax Advisor
  • Attorney
  • Real Estate Broker
  • Estate Planner
  • Financial Professional

The objective is not simply to complete a 1031 exchange. It is to make a thoughtful real estate investment decision with the equity you have spent years building.

Planning to Sell an Investment Property? Start Before You Close.

Starting early provides more time to compare direct real estate, traditional DSTs, potential 721 strategies, and other replacement options before the 45-day identification period begins driving the decision.
