Senior Vice President, GCA 1031
Kyle Orcutt
Why I Do This Work
“I’ve spent my career in real estate and capital markets, working across everything from distressed investments and multifamily development to private real estate funds and 1031 exchanges. That experience has given me the opportunity to see real estate investing from several different perspectives: the owner, the operator, the investment manager, and the capital markets side.
What I enjoy most is helping investors take something that can feel complicated and make it understandable. For property owners who have spent years or decades building their wealth through real estate, the decision to sell or transition away from active ownership is significant. My goal is to help them understand the options available to them, evaluate those options thoughtfully, and make a decision that fits what they want the next stage of their investment life to look like.”

Background
Kyle Orcutt is a real estate and capital markets professional with extensive experience across private real estate, investment management, syndication, and 1031 exchange strategies.
Kyle began his career in capital markets with a distressed real estate investment firm, working across distressed debt acquisitions, multifamily value-add syndications, joint ventures, and opportunistic real estate investments. He later moved into ground-up development and private equity real estate, where he helped raise capital for multifamily development funds, build-to-rent communities, and other private real estate programs.
Most recently, Kyle worked with one of the nation’s leading DST sponsors, focusing on 1031 exchanges, DSTs, private REITs, triple-net-leased portfolios, and 721/UPREIT strategies. His work included partnering with financial advisors, RIAs, broker-dealers, and institutional allocators to evaluate and structure real estate investment solutions for their clients.
That combination of experience allows Kyle to approach a 1031 exchange from a broader investment perspective. Rather than viewing the exchange simply as a tax transaction, he focuses on how the replacement investment fits within an investor’s overall portfolio, income needs, risk tolerance, liquidity considerations, and long-term objectives.
Kyle holds a BBA in Finance from Kennesaw State University and holds the FINRA Series 7, 63, and 65 licenses.
Outside of real estate and investing, Kyle is an active general aviation pilot and holds Private Pilot, Instrument, and Commercial Pilot certificates and ratings. He also enjoys golf, tennis, and traveling with friends and family.
My Approach
Understand the Investor First
Every property owner has a different reason for considering a sale. Before discussing investments or replacement strategies, I want to understand what the investor is actually trying to accomplish.
Investment Strategy, Not Just Tax Strategy
A 1031 exchange can be an extremely useful tool, but tax deferral alone does not make an investment appropriate. The underlying real estate, income, leverage, risk, diversification, and long-term strategy all matter.
Education and Transparency
Private real estate can be complicated. My role is to explain the structure, economics, benefits, risks, and trade-offs in straightforward terms so investors can make informed decisions.
Portfolio Perspective
My background across multiple areas of private real estate allows me to look beyond an individual DST or property and consider how an investment fits into the investor’s broader portfolio and financial objectives.
Collaborative Planning
1031 exchanges often involve several professionals. I work alongside investors’ CPAs, attorneys, Qualified Intermediaries, financial advisors, and other professionals to help keep the process coordinated and ensure each professional can advise within their area of expertise.

Who I Work With
I primarily work with long-term real estate owners who are considering selling an investment property but do not necessarily want to purchase and actively manage another property.
That includes:
- Retiring or transitioning landlords
- Multifamily and commercial property owners
- Investors looking to reduce the day-to-day responsibilities of direct ownership
- Families evaluating how real estate fits into their longer-term investment and estate planning
For many of these investors, the question is no longer simply, “What property should I buy next?” It is, “What do I want my real estate wealth to do for me now?” My role is to help them understand the options available and make that transition thoughtfully.
