Many of the investors we work with have spent decades building real estate portfolios. When the time comes to sell, the decision is about more than identifying another property before a deadline.
Many of our clients are long-term property owners and retiring landlords, ready to simplify ownership without making a rushed decision. We help them evaluate direct real estate, Delaware Statutory Trusts, diversified DST portfolios, and 721/UPREIT strategies. Our goal is not simply to complete the exchange. It is to help investors determine how they want their real estate wealth structured for the next phase of ownership.
Our founder
Founded on Real Estate Experience
Ashley Romiti founded GCA 1031 after nearly 15 years in commercial real estate, during which she personally underwrote more than $500 million of commercial real estate. Her background in direct commercial real estate continues to shape the firm’s approach to evaluating DSTs and other 1031 exchange opportunities.
That experience shaped a simple philosophy that remains central to GCA 1031 today: understand the investor first, underwrite the real estate, identify where the risks actually sit, and recommend a strategy based on the investor’s objectives rather than the availability of a particular product.

Each professional has a distinct role. Our role is to help investors understand and evaluate potential real estate replacement strategies while coordinating with the other professionals involved in the transaction.
We do not provide tax or legal advice. Instead, we focus on the real estate and investment strategy while coordinating with the professionals advising the investor on tax, legal, and estate matters.
