Why I Do This Work

“My interest in financial services started with a simple idea: I wanted to build a career where helping people make better financial decisions was directly connected to the value I could provide. As I began learning more about investments and real estate, I became especially interested in 1031 exchanges and Delaware Statutory Trusts. What stood out to me was the problem many long-term real estate owners eventually face. They may have spent decades building wealth through rental properties, but at some point they no longer want the responsibilities that come with being a landlord. At the same time, simply selling can create significant tax and investment considerations.

That is where I found the area of the industry I wanted to specialize in.

My goal is to help real estate owners understand the alternatives available to them and make what can initially seem like a complicated process much easier to understand. I believe investors should know not only how a strategy works, but also its potential benefits, risks, limitations, and how it may fit into their broader goals. For me, this business is ultimately about relationships, education, and helping people make informed decisions about wealth they may have spent a lifetime building.”

A conversation, not a pitch. No obligation, and no cost to talk through your situation.

Background

Brandon Cruz is a financial professional focused on 1031 exchanges, Delaware Statutory Trusts (DSTs), and private real estate investment strategies.

Before entering financial services, Brandon developed his background in sales and real estate prospecting, working directly with property owners and real estate professionals. That experience taught him how to understand an individual’s objectives, communicate complex ideas simply, and build relationships through direct conversations.

His growing interest in investing and wealth management eventually led him into the securities industry, where he began focusing specifically on the intersection of real estate and financial planning. Brandon has passed the Securities Industry Essentials (SIE) and FINRA Series 7 examinations. He also holds his New York Life, Accident & Health insurance license and is continuing to expand his securities and advisory qualifications.

Today, Brandon’s primary area of focus is working with real estate owners who are evaluating 1031 exchange strategies and want to understand alternatives to purchasing and managing another property directly. Rather than approaching a 1031 exchange solely as a tax strategy, Brandon believes the conversation should begin with the investor: what they own today, why they are considering selling, what they want from their real estate wealth going forward, and what trade-offs they are comfortable making.

My Approach

Understand the Investor First

Before discussing a DST or any particular strategy, I want to understand why an investor is considering a change. Are they tired of managing tenants? Looking for income? Thinking about retirement? Trying to diversify? The strategy should follow the objective, not the other way around.

Make the Complex Simple

1031 exchanges and private real estate can quickly become complicated. I believe investors should be able to understand what they are investing in, how it works, where their potential return comes from, and what risks they are taking without needing to speak the language of Wall Street.

Education Before a Decision

My role is not simply to present an investment. It is to help investors understand their available options, including the potential advantages and disadvantages of each, so they can make an informed decision.

Think Beyond the Exchange

Tax deferral can be valuable, but it is only one part of the equation. Income, diversification, leverage, liquidity, property type, sponsor quality, risk, time horizon, and long-term objectives all deserve consideration.

Work With the Investor’s Team

A 1031 exchange can involve financial professionals, CPAs, attorneys, Qualified Intermediaries, and other specialists. I believe in working collaboratively with those professionals so investors can receive guidance from the appropriate expert at each stage of the process.

Who I Work With

I focus primarily on real estate owners who are considering selling an investment property and are beginning to ask what comes next.

Many have successfully owned rental properties for years but have reached a point where they would like less involvement in the day-to-day responsibilities of direct real estate ownership. Others may be approaching retirement, looking for greater diversification, or simply interested in understanding whether there is another way to remain invested in real estate.

These conversations often begin with a simple question: “How can I sell my property without simply becoming a landlord all over again?”

My role is to help investors understand the potential answers to that question, including 1031 exchange and DST strategies, and determine whether any of those options align with what they are trying to accomplish. For investors who have spent years building wealth through real estate, I believe the next decision deserves the same level of thought that went into building it in the first place.
