Background
Ashley Romiti is a 1031 Exchange and Delaware Statutory Trust (DST) specialist with more than 13 years of experience working with real estate investors, navigating sale, reinvestment, and long-term exit decisions.
Ashley’s career began directly in real estate, where she worked as an investment property agent. During that time, she personally underwrote more than $500 million in real estate transactions, analyzing property-level financials, rent rolls, operating expenses, market fundamentals, debt structures, and exit assumptions. This hands-on underwriting experience provided her with a deep understanding of how real estate performs across different market conditions, not just on paper, but in practice.
As her career evolved, Ashley shifted her focus to helping long-time property owners address a recurring challenge: how to transition out of active property management without triggering unnecessary taxes, sacrificing income, or taking on new operational burdens. That focus led her to specialize in 1031 exchange strategy and DST investing, where institutional-quality real estate can be accessed in a passive structure.
Today, Ashley applies the same underwriting discipline she developed in direct real estate to evaluate DST offerings. Rather than relying solely on sponsor materials or high-level projections, she focuses on understanding the real estate itself — including pricing, leverage, debt terms, tenant quality, cash flow durability, exit assumptions, and downside risk.
Ashley is well known among DST sponsors for asking detailed, asset-level questions and for challenging assumptions when appropriate. Her approach is intentionally independent and sponsor-agnostic, designed to help investors understand both the opportunities and the limitations of each investment.
Throughout her career, Ashley has worked closely with retiring landlords, long-term property owners, and families at pivotal moments, often after decades of ownership when clarity, judgment, and experience matter more than speed or volume.
My Approach
I believe DSTs and 1031 exchanges should never be treated as one-size-fits-all solutions. Instead, they should be evaluated as tools within a broader real estate exit strategy.
Real Estate First: Every recommendation begins with the real estate itself. I evaluate DST offerings with the same lens I used when underwriting direct investments—focusing on fundamentals rather than marketing narratives.
Education Before Execution: I prioritize education so investors understand how each strategy works, the trade-offs involved, and the risks. Clients are encouraged to ask questions and take the time they need before making decisions.
Portfolio Thinking: Rather than recommending individual transactions in isolation, I help investors think in terms of portfolio construction, diversification, income sustainability, leverage, and long-term flexibility.
Conservative, Disciplined Analysis: I favor established sponsors and disciplined
underwriting assumptions, particularly for investors approaching or in retirement, who often prioritize capital preservation and income stability.
Collaboration With Existing Advisors: I work alongside clients’ CPAs, attorneys, and Qualified Intermediaries to ensure strategies are aligned, timelines are respected, and decisions are fully informed.
